On behalf regular clients JMH Group, we first acquired 483-485 New Cross Road, which benefited from planning permission for a new build scheme of 44 apartments plus commercial space, in a highly competitive environment in late 2014, and subsequently assisted in optimising and value engineering the design of the scheme, plus negotiating the sale of the 9 Section 106 affordable housing units.
In April this year, our New Homes department completed the sale of all 35 private apartments in a single transaction, for £14.92m which represents £630/sq.ft. This is our latest substantial bulk forward purchase deal where we have achieved values which often do not incorporate any discounts for present day market values.
We are not quite finished with this project yet, as we still have a 2,582sq.ft. retail premises in need of a tenant, where our commercial agency team expect to secure national operator very shortly.
