Change of Plan for Maidenhead Guest House

In most of our transactions, we can identify the most suitable sector of buyers very quickly, however in some instances we are aware that our properties appeal to a much wider audience, and we always ensure we leave no stone unturned in this respect.

Whilst our clients had obtained a residential planning consent to convert the former Lawn guest house in Maidenhead SL6 into 8 apartments, we recognised that the almost 6,000 sq.ft. period property may have a wider appeal than just to the residential development market.

We carried out a short open marketing process, and sure enough, the most competitive offers came from day nursery operators rather than developers, and a sale was agreed with one of the UK’s biggest operators, Bright Horizons, who we had previously sold a similar residential development site to. Following a change of use application to D1, which was approved within 8 weeks, the sale completed in excess of our £2,000,000 guide price.
