Charter House is a former office building of circa 50,000ft² prominently located between the town centres of Ilford and Seven Kings, East London.

Our client purchased the property in 2014 and obtained planning permission in May 2016 to convert and extend the existing building to create 96 residential apartments, all for private sale.

Prior to our involvement, the property had been marketed by two national agents who were unable to generate the required offers.

We were instructed to invite offers in the region of £12,000,000, and after a short open marketing period terms were agreed with a locally based developer who owns a substantial portfolio of residential properties in East London. The purchaser will be building the development and holding the units for rental; given the nearby Crossrail stations, the flats will be in high demand.

The sale was concluded at £12,270,000 and the purchaser will soon begin construction.
