39 New Homes for Battersea

Battersea is a location that has received wide-scale publicity in recent years due to the redevelopment of Battersea Power Station and the regeneration of Nine Elms, which will see the creation of thousands of new homes as well as some exciting commercial opportunities including the new American Embassy.

To some, the area may be seen to be a victim of its own success, where supply may have outstripped demand, and whilst some are wary of buying in such a market, this can create opportunity for others who still believe in the underlying fundamentals of the area.

On behalf of Strettons acting as LPA Receivers, Kingsbury were instructed to dispose of 58-70 York Road in Battersea. We had previously coordinated the sale of the site in 2014 to an overseas-based fund for £8,4000,000, who had achieved planning permission to increase the scheme from 36 to 39 apartments.

This time, the site was guided at a price of £7,250,000 and interest was strong due to the high quality of the approved scheme and the secondary location being back from the river, which meant that the finished product would be priced far lower and not in competition with those available in nearby Nine Elms.

Terms were agreed with a local developer in January 2017 and completion of the sale took place in March. It is expected that construction will begin later this year.
